Blanchelande Park Retirement Village Sale
Blanchelande Park is a nursing home and sheltered housing retirement village on Guernsey. It was developed by the Komedera Family in the late 1990s into perhaps the highest quality retirement facility on the island.
When Meta was engaged by the executors to the original shareholders, the business was being managed by Jim Madden, their son-in-law. Jim is not a Guernsey resident and commuted to the business from the mainland. It was his wish to retire and the executors wished to liquidate the asset for wider family reasons.
It was necessary to orchestrate a wide-enough marketing process to ensure that purchasers could be found who would support the culture and high level of service, afforded to both the residents of the nursing home and to the tenants of the wider accommodations on the 15 acre site.
Execution of the transaction required a very controlled due diligence and disclosure process which was coordinated by Meta liaising with Jim and the family lawyers.
Jim Madden said, “We needed an adviser who was both knowledgeable and sympathetic to the particular sensitivities of the situation. Mark Ledger-Beadell, who led the transaction, completely met our expectations in all regards. We wholeheartedly would recommend Meta to our friends and business acquaintances.”
Mark Ledger-Beadell commented, “The differences in Guernsey law from the UK were sufficient to give this deal a cross-border flavour amplified by it also being the purchasers’ first transaction outside the UK. I am very pleased to have achieved the outcome the family wanted.”
